The Process

1) Consultation

Our project management team will meet with you to review your project’s scope of work, requirements, and schedule to fulfill your specific needs.

2) Design

Our engineering staff includes NICET-certified technicians who design code-compliant sprinkler plans using advanced CAD software to design your sprinkler systems as well as 3D BIM Modeling software. A project engineer is assigned to oversee your project and is available to discuss specific details such as submittals, hydraulic calculations, and sprinkler plans.

3) Installation

The operations department plans, organizes, and manages the field technicians and superintendents. We are always available to help you resolve any field-related issues. Our operations staff will also schedule the required inspections for your project’s sign-off.

4) Completion

The expediting department is responsible for filing the sprinkler plans, obtaining the necessary permits, and signing off the work. We will also process any insurance certificates.

Inspection and testing requirements are established by your local fire department and National Fire Protection Association (NFPA). NFPA25 is the current standard for inspection, testing, and maintenance of water-based fire protection systems. It requires an in-depth visual inspection every month in addition to periodic testing. What is NFPA25?

The national standard for inspection, testing, and maintenance of water-based fire protection systems. NFPA25 went into effect January 1, 2012 and includes several tests and inspections that building owners must perform on a regular basis.

What is the difference between visual inspections and NFPA25 inspections/testing?

Visual inspections are required once a month to confirm the pressure gauges are in the correct ranges, confirm the valves are in the open position, and note any visual defects or obstructions of the sprinkler system. NFPA25 requires a testing and maintenance component that involves a more frequent and extensive examination of the sprinkler system in addition to the visual inspections.

How often should I be maintaining my fire sprinkler system?

The maintenance of your sprinkler system is based upon the type of system in the building. All sprinkler systems need visual inspections, but some systems require additional monthly, quarterly, or semi-annual testing. We will design an inspection and testing program for your location to assure that you’re meeting all the requirements to keep your property in compliance.

Are repairs and FDNY testing included in the annual inspection contract?

No, all extra services that are not part of your inspection contract are an additional cost.

Do we get a copy of our inspection report? Where can I find a copy of our report?

Yes, there is always a copy of your sprinkler report left in your sprinkler room. A copy must be left on the premise as required by NFPA25. If you’ve misplaced or cannot locate your report, we’ll be happy to send you a copy.

What type of inspections and testing can be conducted by an S-12 and S-13 holder?

An S-12 or S-13 certificate holder can conduct limited inspections and testing under the NFPA25 fire code. A licensed master fire suppression contractor is required to conduct all the intensive sprinkler testing required and can perform the visual inspections as well.

Our Services: Local Law 26 of 2004

In 2004, Local Law 26 of 2004 (LL26/04) was introduced, which increased the requirement for fire sprinkler systems throughout New York City. Among other requirements (i.e. photo-luminescent markings), the core provision is the retroactive requirement for the installation of fire sprinkler systems in office buildings that are 100 or more feet in height. Furthermore, the sprinkler system must be installed by July 1, 2019.
 
What do I Need to Report to the NYC Department of Buildings for Local Law 26?
 
The law specifies four different reports that the property owner (with his/her architect or engineer) must complete (to demonstrate the progress of the fire sprinkler design/installation):
  • Owner’s Affidavit by July 1, 2005
  • 7-Year Report by July 1, 2011
  • 14-Year Report by July 1, 2018
  • Final Report by July 1, 2019
Keep in mind, failure to provide the reports to the Department of Buildings, by the dates specified (or within any extended period of time granted by the Commissioner), is a violation.
